What is an ADU?

Accessory Dwelling Unit

An Accessory Dwelling Unit (ADU) is a secondary, self-contained residential unit located on the same property as a primary residence. Also known as a granny flat, in-law suite, or backyard cottage, ADUs can take various forms, including converted garages, detached structures, or additions to the primary dwelling. ADUs are equipped with their own kitchen, bathroom, and living space, providing a separate living area while sharing the same parcel of land as the main residence.

Types of ADUs

Detached ADU

A stand-alone structure, separate from the main residence, offering independent living space.

Attached ADU

An attached ADU is a residential living space that is connected to the primary dwelling on a property. Typically, it shares one or more walls with the main house and may have its own separate entrance.

Junior ADU

JADU is typically a smaller, self-contained unit located within the primary residence, often in a converted part of the home like a spare room or basement, featuring its own entrance, kitchen, and bathroom facilities, providing a compact living space within the main house.

Garage Conversion

A garage conversion involves transforming an existing garage space into a functional living area. This renovation typically involves insulating and finishing the garage to create a new room, which can serve as anything from a bedroom or office to a family room or ADU.

What are the benefits of building an ADU?

Extra Income

Renting out an ADU can generate a significant additional income stream. This can help offset your mortgage, property taxes, and maintenance costs, making homeownership more affordable. All ADUs qualify for long-term rental. Check your local regulations for short-term rental policies!

Multi-Generational Living

ADUs can serve as separate living spaces for family members, such as aging parents or adult children, allowing for multi-generational living while maintaining privacy and independence.

Versatile Space

ADUs offer flexibility in how you use your property. An ADU can function as a dedicated home office, art studio, or workshop, providing a quiet and productive workspace away from the main house.

Increased Property Value

Adding an ADU can increase the resale value of your property, potentially providing a substantial return on your investment when you decide to sell.
